That's not the case.

 

The way policy works is that the developer has to look for a site in the areas that are designated for that type of development.

 

In the case of Next, this is classed as bulky goods retail and the area designated for that type of retail is in the city centre.

 

If the developer feels there are no suitable sites in that zone they have to look at the next most suitable area in planning terms. If there's nothing suitable in that zone, they can look at the next most suitable and so on.

Aint it funny how supermarkets always seem to get the go ahead for out of town developments but the likes of NEXT and IKEA get refused. :suspect:

But the is NO suitable site in the city center for NEXT and they DID look at the next most suitable area yet the council still refused them planning. So they followed council guidelines but were refused. Very strange.

Do you think that this might in any way be something to do with the fact that food retail and bulky goods retail are in different categories in planning terms? One may be acceptable in an area and the other not.

That was their opinion. The Council differed with them. The Planning Inspector will decide who was right.

You really do say some ridiculous things.

 

Why would anyone think the Council would expect people take bulky goods home on public transport?

 

The area designated to bulky goods retail in on the inner ring road and has excellent vehicular access.

 

There are many stores in the city centre which already sell bulky goods.

 

Does anyone think that they would be expected to take a sofa home from John Lewis on the bus? So, bulky goods retail in the city centre is not exactly a foreign concept is it? It's always been happening there.

I would beg to differ ,as would many, many others who try to access the city center. Only the council could believe the access on the IRR is excellent.

John Lewis, Atkinsons, Debenhams, Marks & Spencer, Currys etc etc all operate successfully in the city centre and have for years. They all sell bulky goods.

 

Explain to me how they don't have a problem with access, when they are situated right in the city centre, but you seem to think another store would have problems when it could be situated directly on the inner ring road?
