hicksy3
Well, we don't know the full story at this time. You said "another delay", this one being due to holiday... but that implies there have been other delays before this one... what were they to do with? If your deposit is protected, and it is all due back to you, then - yes - you'll get it back. There's no need to be angry... in companies things take time. Maybe they've not gone and cross-trained on deposit release? Maybe they're waiting for Landlord instructions? Yes, they are supposed to get things done quickly... but, as I say, we can't know the entire story... I attend Check-Out with my outgoing Tenants and make a decision then and there about what I'd like to retain, and for what, if anything... if so I have always managed to agree that face-to-face and then I return home and start the repayment process. As long as the Tenant still agrees (always had to now) and respond quickly then they'll have their money in a few days (DPS transfers are never instant). My request sat for two weeks 'Awaiting agent/landlord response'. They didn't respond, for whatever reason (laziness/incompetence/poor systems in my opinion). None of your arguments make sense; you'd be very angry if it was your money! Yes, there is some latency to return of a deposit, but extra delays due to Belvoir's incompetence/poor systems/laziness is the issue here. 'In companies things take time' is the sort of claptrap that 'cheques in the post' type of bad debtors use. I have been a landlord too and used DPS. I got my tenants' deposit back to them a hell of a lot quicker than Belvoir (when my tenants responded to DPS that is). Jeffrey Shaw
Have done. They say I have to enter the single claims process. This involves getting a solicitor to witness an oath, for which they charge. But only £5, for an Affidavit/Affirmation/Statutory Declaration. hicksy3
Quote: But only £5, for an Affidavit/Affirmation/Statutory Declaration. Now I know that as I have been a landlord as well as a tenant. But lots of tenants don't. So when landlords sit on their hands instead of doing admin to return deposits, they don't know what to do. For a lot of tenants, a delay in returning deposits because an agent is sitting on their hands could lead to financial difficulties. Just having a spare £600 from one month to the next is a big ask. Tenancy deposit service should just return deposits to tenants within 14 days of claim if the agent or landlord doesn't respond. Not make them muck about with statutory declarations. As it turns out, I didn't have to go down that route, but Belvoir's performance did not meet expectations of a £329 fee. sixer
Hi. Can anyone recommend a decent estate agents. There seems to be so many. Have had 3 valuations and all seem pretty much the same - fees 1% plus vat (1 was fixed but worked out very similar), similar valuation and all confident it will sell quickly. Pretty much what I expected. Now I don't know who to go with. They all had the patter. Has anyone any recent experience either as a buyer or seller? We've got valuations booked with the usual suspects, but would like some insight into people's recent (selling) experiences with different EAs. I am biased but I used our EweMove team although it was to let a flat rather than sell a house. We are the top agents in the country on TrustPilot for sales and lettings (https://uk.trustpilot.com/review/ewemove.com).
