House Buying Searches Conveyancing

Currently buying a house and we've been asked what searches we'd like our solicters to carry out. Just wondering if anyone had any advice on which one to go for. The choices are:

 

£200- Bronze search: Local authority, coal mining, chancel repair indemnity

£240- Silver search: the above plus enviornmental and contamination

£250- Gold search: Local authority, coal mining, chancel repair indemnity, drainage and water

£270- Platinum search: all of the above

 

Solicter recomends the platinum but is it neccessary?

Most of this info is held at the town hall. At one time you could pop in the relevant office in person and they would advise you on what would be relevant in your particular area; not in certificated form though as that's what you have to pay for. As of now, I'm not sure now whether such personal visits are allowed.
