Also just something to think about, converted garages can be problematic as they were often not designed to be used in that way.  Lack of insulation makes them cold, conversions might cause ventilation issues which can lead to damp.

 

If you've got the garden space then installing a garden/office type structure may be a much better move.

 

My friend had one put in for music production.  It's extremely well insulated, always very warm even in Winter and heated off a tiny electric heater.

Fitted out with studio acoustic panels, the room is perfect for his work.

 On Dwelling leases it is quite common to find a clause stating that a business cannot be run from the premises . I would follow the advice and try to purchase the freehold
