Proposed NEXT store Public Inquiry

Nonsense. They're a business looking to make money, not a petulant 7 year old who'll take their football home because they're losing the game. Their Fargate store is tiny and can't carry much stock, so they desparately need a larger unit in the city centre.

 

I hope they get their Home and Garden store at Meadowhall.

 

 

Correct, which is why they want to locate their stores why they can make the most money and where it is convenient for their customers to access the stores , which is why they have no desire what so ever to open a new store in the city center.

Eh? What are you on about? They definitely want to open a new clothing store in the city centre, either in Sevenstone or in the redeveloped store at the top of the Moor.

 

They want a Home and Garden store at Meadowhall too.

Ive not heard nor read anything about NEXT wanting a clothing shop in the city center. Dont they already have one there. ?

Upgrade as in find a bigger store.

 

They don't want to stay where they are - too tiny. Bigger store, more money to be made.

Hence the reason as why they want to invest down near Meadowhall . Bigger store, plenty of land to build a massive free car park for their customers and easy access for their customers.

OK, lets approach this from a economic point of view.

 

scenario A

British Land has some land near Meadowhall that is sat there doing nothing and so they decide they might as well make some money developing it and leasing it out.

The either approach Next or are approached by Next to be the prime store in this development and add a couple more stores.

British Land then apply for planning permission

These stores will generate extra jobs and income to Sheffield

The land is currently unoccupied and plans have been put in place to allow any debris removed from digging the foundations etc to be dumped elsewhere on British Lands property so reducing building costs

The stores are built and open

Total cost = planning permission + the cost of building

Jobs gained and none lost - win win

 

scenario B

Next want to build a store and have to apply for planning permission themselves

Sheffield council insist the Next store is built in the town centre

Next seek out land to build the store

They negotiate with the land owners to acquire/lease the land and the owners now know what they want to do so add a premium to the cost

Next now have to negotiate with any businesses that are on the chosen land to close down their business and make all the staff redundant

Next then have to demolish the current buildings and pay for the disposal of the debris

Next then have to build the new store and open it

Total cost = planning permission + land acquisition + compensation + rubble disposal + building costs

Jobs gained but some jobs lost, win loose, who knows which

 

So, ignoring traffic concerns which scenario makes the most sense from an ECONOMIC point of view?

 

Anyone with a bit of nous would choose scenario A but of course SCC think scenario B makes more sense, can anyone explain THAT to me?

Planner1 will be along shortly to tell you that anything but scenario B is stupid and wrong. Any one who suggests otherwise hasn't realised how perfect SCC are. Allegedly. :rolleyes::loopy:

Apparently "The Local Plan" only allows for Scenario B.
