Basically he said if you cannot seal off the building from the outside (and it's not really practical to do that) then I could spend a lot of money and not necessarily cure the problem. He would not guarantee he could sort it anyway. He also said it was entirely possible we were killing quite few rats with out bait but they were dying down in the sewers (or where ever else they breed) and not having the strength to climb back up the drain pipes (or whatever) into our false ceiling * and we think they must be coming from outside as there is nothing for the rats to eat, apart from the bait ! And judgimng by the amount of it they eat I was only half kidding when I said there seemed more chance of them dying from indigestion ! ! There are quite a few different compounds that are used as rodenticides. Have a look at the packaging for your grain bait, then maybe try some wax blocks with a different compound in them. You can buy stuff on eBay. I’d also get a second opinion from a pest controller. It can’t be that hard to find out how they are getting in. I ended up phoning a specialist pest control retailer and they said that Rodex25 worked but needed the rat to feed on it on successive days whereas Vertox25 would usually work with one feed. The retailer was more expensive than E Bay to buy the stuff from but I still used them, for the first batch at any rate, because they gave me the advice and therefore deserved the order. So, having tried Rodex25 for a year or more with no apparent success, we swapped to Vertox25, and within days there was no more sound of rats in the suspended ceiling, and a few days after that the smell of decaying rodent. So we checked all the bait stations and they were empty so refilled them. More success, the Vertox then killed another rat and no more pattering (and risk of cables being chewed through). We can tell the Vertox has killed one because the rodent didn't do the helpful thing and crawl off back to the sewer to die so we now have a temporary plague of flies. How discourteous of it ! The ebay seller above Elixer cannot be trusted. My reason for posting is that I purchased some large plant pots from Elixer and was sent some thin rubbish ones instead of what I had purchased.
