Cannon Brewery Site Being Developed

Recommended Posts

I doubt many of the old brewery buildings will be salvageable the last owners were not know for maintaining their property. It's a strange area for major residential development will the roads around the site be able to cope with the extra traffic?

Maybe it could work but personally it's not a area I would like to live in.

New Neighbourhood Approved for Former Sheffield Brewery Site

Plans to redevelop the former Cannon Brewery site in Sheffield's Neepsend area have been given the green light. The Sheffield City Council's planning and highways committee has approved the project, which aims to convert the long-abandoned brewery into a vibrant new neighbourhood.

Transformation of Historic Site

The approved development, led by Manchester-based Capital&Centric, will feature approximately 550 apartments, along with offices and retail spaces. The project preserves key historical elements of the brewery, including the brewhouse, grain warehouse, and water tower, while demolishing a warehouse on the northern end and partially clearing buildings on the southern end.

Tom Wilmot, joint managing director of Capital&Centric, emphasised the site's unique character and the project's community-focused vision. "As the city’s popularity sky rockets, it’s important that the districts not only deliver growth but have a real sense of character and personality. Cannon Brewery has that in spades. Our plan is all about creating a diverse and interesting neighbourhood, with genuine community spirit, on a massive brownfield site that’s been derelict for decades," he said.

Future Plans and Community Impact

The development will include a mix of one, two, and three-bedroom units, alongside 3,200 square metres of commercial and retail spaces. The council had designated the area, including much of the surrounding Neepsend area, as a priority for housing growth, making this redevelopment a key part of local urban regeneration efforts.

The council's planning report highlighted that the benefits of the development, including new housing and commercial opportunities, "significantly and demonstrably outweigh the adverse impacts." With planning approval secured, demolition and site preparation are set to begin shortly.

The project is poised to bring a fresh, dynamic community to the heart of Sheffield, revitalising a site steeped in industrial history and transforming it into a modern, mixed-use development.

What about Schools, nurseries , dentists , GPs ?

If the demographic is the same as the rest of the Kelham Island area, there won't be many kids. It's almost impossible to get an NHS dentist anywhere in Sheffield, so that's kind of a moot point. Not sure about GPs - the area could do with it's own surgery but the main challenge is finding people who want to be a GP.  Labour are saying they're going to throw a load of money at primary care, including money diverted from acute hospital care, so I guess it depends on how that pans out.
