Michael Ward,Hillsborough-out of town hence no big overheads,does not delegate work to junior staff and scoop profit,you deal with him directly and not through third parties.For £100k prop,charges £400 plus VAT,and £130 Land Registry fee.I am not on comission.

Note that most of the Bill's elements will be the same no matter which firm one uses. These are fixed items such as these:

 

1. PRELIMINARY

Local Authority Search/Enquiries

Water Company search

Coal Mining Search

Environmental Search

 

2. PRE-COMPLETION

HMLR search (or Land Charges search)

Bankruptcy search [if mortgage completed]

Bank fees for CHAPS

 

3. POST-COMPLETION

Notice fee etc. to freehold reversioner

SDLT to HM Revenue & Customs

Registration fee to HM Land Registry

Yes but some solicitors will not pursue mining searches in certain areas if no history of mineral extraction,and most people can workout flood risk without an environmental search.

From past and current experience, solicitors are all sat in their ivory towers and just drag thing out as much as possible blaming the 'system'.

I have a suggestion, try doing things on-line, it may speed things up and your clients may not all thing your useless, timewasting, overcharging twits(sp).

You obviously don't know many solicitors then do you, every solicitor I know is bloody hardworking!

The one we have at Taylor Emmett definitely isn't hard working.

 

We've had to do all the chasing, ask them to re-read emails and pdf's of bank statements.

Even so far as going "If you look at the statement, there is a 3 between the £ and the 5."

Every time we ring up we get "Oh, we just received a letter this morning" How convenient.

 

Utter useless.

 

Why are searches done every single time a property is bought. Why are they not kept with the deeds of the house and if require updating if sold more than 10 years after the last search?
