Jeffrey Shaw
But, for that type of work, one in fact needs a Chartered Surveyor.
Jeffrey Shaw
As to the emboldened wording in post #20, there's really no easy way to avoid the costs. Anyone buying with mortgage finance, for instance, will have to pay for these Searches (or an Indemnity Insurance premium in lieu); the mortgagee will invariably insist
rubydo1
Is it cheeper to find your own solicitor or to use the one the estate agent recomends ? Has anyone used their own and if so where they any good and was it any cheaper?
Greengeek
We decided to use our own and it's been the worst decision we've ever made. We're on the verge of losing the sale for the second time, and it's all our solicitors fault. DO NOT USE SIMPSON MILLAR LLP.
rubydo1
Sorry to hear that . Hope you get things sorted . Has anyone had a good experience ?
foxwater
If you are in unison they offer cheaper conveyancing. I'm using Thompsons (via unison) at the moment and they have been great so far. Good luck x
Moosey
We had to use Wake Smith due to their contract with Wimpey. I was not impressed!

Has anyone used their own and if so where they any good and was it any cheaper? EA 'recommends' only because of receiving a usually-undisclosed backhander. Don't be fooled by EA's malpractices. Choose the firm that YOU want, not the one that EA wants. Remember: the customer is always right (and that's you).
tetchy_raffl
Hi all, we are trying to proceed with a purchase at the moment. After having a great experience with Graysons when buying my house a few years ago I had no hesitation in deciding to use them again. However after several phone calls we have had nothing through, no confirmation or anything. Are we ok to instruct another solicitor or are we obligated to use Graysons from this point? If we can use someone else, does anyone have any recommendations?
Jeffrey Shaw
You can change solicitors at any time- but you may become liable to Graysons for their abortive fees + VAT + whatever disbursements are already spent. What is the problem with them?
